There is a proposal to build a cement factory in the Uzumlu area and anyone wishing to buy property in Uzumlu would need to check prior to viewing the location whether the planning permission is likely to be granted. At the current time, there is great local opposition to the factory and we are hopeful, that building permission will not be granted
Is it possible to raise a mortgage upon the property I purchase in Turkey as opposed to my main family home in the UK?
Yes, it is now possible for you to raise a mortgage upon the property you purchase here in Turkey instead of having to raise equity on your UK home. The advantage of this should be that you are not putting your UK home at risk, in the case of financial problems. However, this is something that your financial adviser could confirm with you. We do have details of a UK Based Financial adviser who can help you with a Turkish Mortgage and guide you through the process.
Is it easy to buy a property in Turkey?
As there is a reciprocal agreement between the British Government and Turkey, it is very easy for a Briton to buy a property here.
Firstly, as in England you need to visit the local estate agents (ideally us,) who will offer you properties to suit you, within your specified price range.
Once you have decided to purchase a property, a holding deposit will be taken, these are generally not refundable. A contract will be issued, showing clearly your payment plan, amount of deposit taken, a copy of the details or tapu (deed) if available and the hoped for completion date. You should also receive a receipt for the deposit sum. The contract is between yourself and the vendor and all payments will reflect this.
Do I need to use a solicitor?
You may choose for either a solicitor (your agent would recommend some) or for an attorney to deal with the purchase for you. You would need to sign contract, and a power of attorney, and get these notarised, in order for your agent or solicitor to act for you in your absence. You will also need up to six photographs (passport style) of yourself. We recommend the use of a solicitor as we act for both vendor and purchaser and the use of a solicitor means the buyer does not need to worry about a 'conflict of interests.'
What happens Then and How much does it cost?
An application to the local authority will be made to place a search on the deed, and the army will be applied to in order to carry out security checks upon you. The army now insist on a special official, map being supplied to them along with your application and these maps cost between 575 and 1000 ntl. (currently Ovacik and Hisaronu at the lower amount, Fethiye at the higher.) There are other charges at this time, payable locally, these being for the power or attorney etc., the costs of these is minimal, a costs sheet can be requested by you and we will email it to you immediately. These costs will not be included in the solicitor's fee, but, will be an additional charge.
Estate Agency Fees, what are they and when do I have to pay them? What do I have to pay on completion date?
Any Estate Agency Fees are due on the completion date or move in date, whichever is earlier. Estate Agency fees are generally set at 3% of the full sale price. With the final balance of payment are the legal disbursements to include the purchase tax which at the current time is set at 3% of the value of the property (this is the tl price on the deed.) due at legal completion, plus the compulsory earthquake insurance policy, payment for registering the electricity and water bills in your name etc. This costs approximately £200. If we are acting in partnership with another agent, you may be asked to pay your fee to them, direct. However, we would indicate this to you at time of purchase.
Who do I make my payments to? Deposit and later payments
So as not to delay payment reaching the builder or vendor, we arrange for payments to be made direct to them, as opposed to delaying matters by having payments made to our account, we are acting purely as introducing agent in the sale of properties and have no ties to any vendor.
Insurance, do I need it?
Insurance. I would recommend that you take out a top up earthquake cover, buildings insurance and contents insurances. We use Aviva (commercial union) for our own home as it is a name we trust. However, it is easy to shop around, certainly Commercial Union do a printed out quote, in the English language. DASK earthquake cover is mandatory and you would take this out at time of deed transfer. However, this is rarely to the full rebuild value of a property and would not cover furnishings, hence a top up policy being sensible.
